While Wrexham has made international headlines thanks to Wrexham AFC’s Hollywood owners, Ryan Reynolds and Rob McElhenney, the city’s transformation goes far beyond football. Since 2006, we have been building a significant presence in Wrexham, and earlier this year, we secured planning permission for our most ambitious project yet, Wrexham 1M.
This 1 million sq ft warehouse and logistics development is situated on a 25-hectare site within Wrexham Industrial Estate - one of the largest industrial estates in the UK and Europe. This development will expand our footprint in Wrexham to 3.1 million sq ft, taking our total portfolio in Wales to over 4 million sq ft.
And having invested £136 million in Wrexham since 2006, we are only just getting started. Over the next decade, our developments will generate an estimated economic value of £1.2 billion, creating and sustaining over 3,000 full-time jobs and more than 1,000 construction roles. We believe in putting people first, and our aim is to provide the right spaces that enable our tenants to thrive and reach their full potential.
Wrexham 1M is set to be a game-changer - not just for our tenants, but for the entire region. This flagship site will create a high-value workforce and open up opportunities for residents to upskill in collaboration with our partners. We look forward to working with future occupiers to establish a premier, sustainable employment hub that will reinforce Wrexham’s status as a leading industrial and logistics centre in Wales and the UK.
Our vision for Wrexham 1M is anchored in sustainability, targeting BREEAM Excellent and Carbon Net Zero standards in construction. We are also committed to enhancing local biodiversity with a dedicated 30-acre ecology zone, created in partnership with the North Wales Wildlife Trust.
Construction is already underway, and we are excited to offer bespoke design and build opportunities to meet the needs of prospective occupiers. Wrexham 1M will be self-delivered by our in-house development arm, FI Developments, and aims to serve as a catalyst for developing a high-value regional workforce, from apprentices to senior-level specialists.
