What a FIREM Refurb Looks Like: Severnbridge Industrial Estate

Sitting just off the west bank of the River Severn, close to the Prince of Wales Bridge linking Gloucestershire and South Wales, is the well-established Severnbridge Industrial Estate.

Although demand for industrial space has skyrocketed in recent years, especially in light of the pandemic, finding an occupier for Unit 4 on Severnbridge Industrial Estate was proving to be an enduring challenge.

Which made sense. The 68,425 sq ft unit had been left in a poor state by the previous tenant and despite efforts to keep the unit in top condition, it was clear a new lease of life was in order.

What we did 

Today, the unit is barely recognisable from how it looked just months prior, with our extensive overhaul delivering:

  • a full redecoration of external cladding with roof repairs,
  • a freshly painted epoxy-finish warehouse floor,
  • four new electrically operated roller doors,
  • overclad two-storey open-plan office space measuring 7,337 sq ft,
  • new electrics with motion sensor LED lighting,
  • and upgradable three-phase 270 kva electricity supply.

That’s in addition to two bays, significant loading, storage and parking areas, minimum eaves height of 8.2 and 10.3 metres, a secure gated yard, dedicated car parking, and full circulation around the unit for commercial vehicles. We’ve left enough scope that an incoming tenant can opt for a bespoke fit-out too.

Below, we’ve compared photos of the unit before and after the 12-week refurb and the difference is night and day.
