Swindon sits at the gateway to England’s beautiful South West and is in the midst of an expansive regeneration which is setting the town up for 21st century success.
Home to big businesses including Nationwide, Zurich Insurance Group, BMW and MINI, Swindon is also only a short train journey from the beautiful Cotswolds and the capital city, London. The town offers the best of many worlds – and it is in the process of becoming even more appealing.
The Kimmerfields regeneration site is part of a once-in-a-generation, £1bn public and private investment in Swindon by the Council, government and leading private developers that is designed to upgrade transport links, improve and grow the public realm, and protect heritage assets.
The 20-acre Kimmerfields former industrial area is the centrepiece of these works. It is next to Zurich’s headquarters, and the £16.5m project is expected to produce £44m of economic benefit for Swindon according to Council analysis.
Designed to be a complementary site, Kimmerfields Business District is a transformative development which will change the face of Swindon by creating:
- 600,000 sqft of high quality office space
- 250 new town centre homes
- New town centre green space
- Major upgrade to Fleming Way to improve access
The plans also feature a new Cultural Quarter including a 1,200-seat theatre and media art centre. It is estimated that this will be worth £35m a year for Swindon and create more than 1,000 jobs.
Councillor Dale Heenan, Swindon Borough Council’s Cabinet Member for the Town Centre, Culture and Heritage, said: “Cabinet’s ambition is to see the building of a new Wyvern Theatre with capacity doubled to 1,200 seats, which will attract the best national and regional shows and performers for residents to enjoy. We also want to deliver a new museum and art gallery that proudly displays Swindon’s nationally recognised collection of artefacts and exhibits.”
The plan meets a clear local need and is the sort of major investment that Swindon craves. By investing in business, homes and culture in a concentrated space, Swindon will have a new focus to build its future around.
This level of ambition is exactly what businesses want to see, and the high quality office space on offer at Kimmerfields is proving to be extremely popular. We are delighted to be a driving force behind this project with two separate developments.
The first is 3 Newbridge Square which is completed, operational and occupies a prime position in the heart of Swindon town centre. This eight-storey building offers bright, spacious offices for rent with outstanding views across the town.
Each space is designed to be flexible and is fitted with everything your business needs to operate at its maximum potential. It is managed by FigFlex, our in-house serviced office provider who provide a workplace environment which promotes community, collaboration and wellbeing.

FIREM is also carrying out the full scale redesign and refurbishment of 1 Newbridge Square. This reimagined business hub is the former home of Zurich Insurance, and the works underway will create a total of 100,000 sqft of high quality office space for the town.
Flexible floorplates are available up to 24,000 sqft, with a user-centred focus on wellness, flexibility and sustainability at the core of the project. Targets of EPC rating A, BREEAM Excellent and Net Zero Carbon in operation underline this commitment to creating an environmentally friendly office building.
Amenities including fitness and gym facilities, cycle and scooter provisions, electric vehicle charging points, parking spaces, on-site retail, and a business lounge complete the picture of the ideal modern workplace.
FIREM’s head of offices, Dominic Knowles, said: “We believe 1 Newbridge Square is a workspace experience never seen before in Swindon - a building that is not just moving with the trends, it's leading them.”
1 Newbridge Square will be a landmark in Swindon and is sure to be in extremely high demand. A location four minutes from Swindon train station – and therefore within easy reach of London and the South East – makes this an essential part of the town’s 21st century regeneration and an opportunity that businesses cannot afford to miss out on.
