We have commenced refurbishment work at Cherry Tree Court – one of the most prominent buildings in Hull city centre.
Located on Ferensway A1079 between Lombard Street and Portland Place, Cherry Tree Court offers more than 35,000 sq ft of office space over three floors in a highly desirable part of Hull, with a wealth of leisure, retail and entertainment amenities in the immediate surrounding area.
Phase one work is now underway on the ground floor and is on schedule to make 11,000 sq ft of refurbished office space available from July.
Hull Trains is ‘on track’ to become Cherry Tree Court’s first tenant after agreeing to take 5,000 sq ft of grade A office space on the left side of the ground floor. The rail operator will ‘climb aboard’ the 35,319 sq ft building from June.
The opposite side of the ground floor will be taken by flexible office provider FigFlex Offices from September. FigFlex seeks to satisfy a rise in demand for flexible workspaces from companies reassessing their office requirements as UK lockdown restrictions continue to ease.
Hull will be FigFlex’s first centre in the north of England and the fourth overall following Coventry, Gloucester, and Swindon. In addition to offering serviced offices for up to 20 desks, FigFlex also lays on coworking space, meeting rooms and virtual offices.
Cherry Tree Court will gain a new reception area before Hull Trains pulls into Cherry Tree Court, while a new heating and cooling system will be installed throughout the building.
Plans are in place to refurbish the rest of the building later this year, with the total project set to cost around £1.5 million.
Potential tenants are invited to view the remaining 24,000 sq ft available on the two upper floors, with bespoke fit out on offer to create an appealing office and reunite their teams as lockdown restrictions continue to ease.
Cherry Tree Court’s central location means tenants here have access to a wealth of amenities within a short walking distance, including the St Stephen’s and Prospect shopping centres, whilst directly next door is a new DoubleTree by Hilton Hull with a rooftop bar.
Aside from a desirable location, Cherry Tree Court also boasts enviable transport links, with Hull Paragon Station a 0.2-mile walk away, as well as cycle parking, shower facilities, and 46 car parking space to the rear.
One of our team said: “It has been a pleasure dealing with Hull Trains and we’re very excited to welcome such an iconic name to Cherry Tree Court.
“We feel that this building is custom-made for Hull Trains. Not only will it offer newly refurbished grade A office space, worthy of such a locally renowned organisation, but it couldn’t be much closer to Hull train station, sitting right in the heart of the city centre.
“We’re investing in upgrading the building to an excellent standard ahead of the arrival of Hull Trains and FigFlex, and we’re looking forward to welcoming more tenants to Cherry Tree Court.”
Cherry Tree Court sits within our extensive 10m sq ft portfolio of commercial property across the UK. We also have a further 2.6 million sq ft of new build property in the pipeline.
